It ranks each home in accordance with your scoring of the decision factors you select, and calculates all of the financial consequences associated with each home. You will wonder why this was never done before.

Importantly, when MyStreet needs objective facts it asks for them in a straightforward manner. When it wants subjective opinions it provides you with input sliders that will make it easier for you to respond.

Using MyStreet  

1. Set Decision Factors

MyStreet has twelve default decision factors that you may use but you can modify them to make MyStreet uniquely relevant to you. For example, if you are looking for a home that can accommodate a business you could change one of the factors to “Suitability for business.”

2. Weight Decision Factors

Use the sliders to establish the relative importance of each decision factor.

MyStreet calculates the weighting that each factor will have on your decision.

3. Personal Financial Profile

Enter some personal financial information that will be used to calculate mortgage payments and debt service ratios.

You will also be prompted to enter the details for any home that you may be selling so that MyStreet can calculate the net financial impact of every home that you consider.

4. Mortgage Profile

Enter the rates supplied by your bank. MyStreet supports up to 21 different mortgage rates and when they change the mortgage repayments and debt service ratios with change automatically.

5. Mortgage Insurance

MyStreet will calculate mortgage insurance premium for each home.

6. Add a Home

You can add homes to MyStreet using this manual entry form or move them directly from any search screen on www.ontariopropertyladder.com. You will always be prompted to score the home using the sliders or give it a zero score.

7. Calculation of Weighted Score

If you use the sliders to score a home, MyStreet calculates its weighted average score as follows. If you manually enter a home MyStreet assigns a quasi MLS number which you can modify with a real MLS number if the home is listed. If you import a home to MyStreet from a search engine on www.ontraiopropertyladder.com its MLS number will automatically imported.

MyStreet presents each home that you have added in its ranked order with all the associated mortgage details, mortgage insurance details, and personal financial ratios. It also computes an estimate of your closing costs for each home and your net cash position on the transaction or transactions if you have a home to sell.

Gross and total debt service ratios are colour coded to indicate if they comply with Canada Housing and Mortgage Corporation requirements.

10. What Else?

a. Add a photograph to any home.
b. Each home has an attic in which you can store any number of files of under 2 megabytes and from which you can retrieve them.
c. You can make your street (not including your personal financial and mortgage related data) with any other MyStreet user.
d. You can make your name public so that other MyStreet members can share their street with you.
e. Other members can add their comments about homes on streets that are shared.
